Explore a sample study.

Ridgeline Park HOA is a fictional 84 unit association. Below is its actual reserve study, exactly as a client sees it: drag the contribution slider, open any component for its photograph and published source, and download the delivered PDF.

What you are looking at

Reserve health

Percent funded is your current balance divided by what you would need to have saved if every component were funded exactly in proportion to how much of its life is used up. Below 30 percent is weak, 30 to 70 is fair, above 70 is strong.

The 30 year projection

Every component's replacement is scheduled, inflated to its spend year at a rate specific to its category, and rolled forward against your contributions and interest. Any year the balance goes below zero is a special assessment.

The slider

In the live sample study, dragging the monthly contribution per unit recalculates the projection instantly. This is the number your board is actually voting on, so it should be the number your board can actually see.

Component inventory

Every element with its quantity, condition grade, remaining life, and current replacement cost. Click any row for the photograph, the notes, and the next two replacement dates with inflated costs.

Not a community association? We also publish a sample facility condition assessment for a municipal building portfolio.

Roof coverings across a community at low sun, when slope, wear and ponding read most clearly, which is why roof capture is scheduled for it.

What you receive

Thirty years, on one screen.

You receive the complete signed study, the document your lender and insurer ask for. The portal comes with it, carrying the same analysis so your board can work through the numbers without another invoice.

Which kind of property?

The two are built by the same team from the same field work. They differ in what the report leads with, so we ask once.
